More Whining, Sort Of

Well, Richard met with Fillipo (he and Benedetta have the other side of the duplex) to go over some mortgage things and so that Richard could meet and get an estimate from his notaio.

The good news: the mortgage is good to go -- no problems at all.

The not-so-good news (warning, list is long and maybe whiny):

1. Can't finalize the mortgage until the architect (bet you didn't know that there is an architect involved) registers the construction site as an actual residence. Hmmm. . . and why hasn't he done this? Well, it's somehow connected to timing and saving himself some money. (Thankfully, Fillipo is pressuring him bc he, too, wants to get the mortgage done.)
2. The mortgage rates will likely increase next quarter.
3. Italians like for things to set, to dry. Today someone told me that tile must set for 20 days before you can walk on it. (what????)
4. The tile work in our house has not started.
5. Before the wood floor can be put down, the hot water has to run through the pipes for a while (again. . . to get something to set). We don't even have a hot water heater yet.
6. Umm. . .the front patio should have been cemented with everything else. Now, it will take longer to get those tiles done.
7. Huge oversight/question: Is there any heat in the taverna, besides the future fireplace? (This is big bc we really need to be able to use this space.)
8. Seems like a minor detail, but certainly one that can be costly -- what about the "battiscopa," or the baseboards. I think that this is an overlooked detail.

9. There is no way that this place will be ready for us at the end of June.

We are planning a meeting with Massimo, our well-paid realtor. Fillipo suggested that we start to put some financial pressure on Ghiotto, and has said that he will do the same. We have no idea if this is a good idea or a bad idea. We do know that we have a contract that states that the house would be completed May 1, 2008 AND that the contract has some provision for penalties if this doesn't happen.
